Why almost every Lake Club purchase is a jumbo loan

The 2026 conforming loan limit for a one unit home in Manatee County is $832,750. Any loan above that is a jumbo loan, and at Lake Club prices you would need a very large down payment to stay under it.

Jumbo loans are not standardized the way conventional loans are. Each lender sets its own rate, down payment, credit and reserve rules, so the same buyer can get noticeably different terms from different lenders. That spread is exactly where a broker shopping 20+ lenders earns its keep.

What lenders look at on a Lake Club jumbo loan

Reserves
Many jumbo lenders want 6 to 12 months of payments in savings or investment accounts after closing, and more on larger loans. Retirement and brokerage accounts usually count, often at a discount.

Down payment
Typically 10% to 20%, depending on the loan amount, credit score and lender. Larger loan amounts usually need more down.

Appraisals
Custom homes with lake views can be hard to compare. Some lenders require a second appraisal on larger loan amounts, so build time for it into your contract.

HOA billed annually
Lake Club dues are usually billed once a year. Lenders convert them to a monthly figure, and that amount counts in your debt to income ratio along with property taxes, insurance and any special district assessment.

Insurance
Lakefront homes may need flood coverage depending on the flood zone, and Florida wind coverage on a large home is a real line item. Get an insurance quote before you make an offer; in Florida it can move your approval amount.

Jumbo options for Lake Club buyers

• Full documentation jumbo: for W-2 earners and retirees with clear income on their tax returns.
• Bank statement jumbo: for business owners whose tax returns show low income after write offs. Qualifies on 12 or 24 months of deposits.
• Asset based jumbo: qualifies on liquid assets instead of monthly income. A fit for retirees and buyers with large portfolios.
• Interest only and adjustable rate jumbo: can lower the early payment for buyers who expect a liquidity event or plan to pay down principal.
• Buy now, sell later: a HELOC or bridge financing on your current home can fund the down payment before your old home sells.

Building a custom home in The Lake Club

Some buyers purchase a remaining homesite or a teardown and build. That usually means a construction loan or a lot loan followed by permanent financing. If your builder has a preferred lender and that lender can't approve you because you're self employed or your income is complex, a bank statement or asset based loan may.

A real Lake Club example

A retired couple buying in The Lake Club had significant assets but limited monthly income. Their own bank told them the jumbo loan would not work because of their debt to income ratio. We approved them, then helped the husband set up a systematic distribution from one of his retirement accounts. That new monthly income brought his debt to income ratio below a key threshold, which qualified him for an even better interest rate than the one we started with.

Frequently asked questions

Do I need a jumbo loan to buy in The Lake Club?
Almost always. The 2026 conforming limit in Manatee County is $832,750, and most Lake Club homes sell for well above $1 million, so the loan amount is usually above that limit.

What are HOA fees in The Lake Club?
Recent listings show a median of about $731 a month, or about $8,800 a year, usually billed annually, as of October 2026. Special district assessments are separate and vary by lot.

Is The Lake Club in Manatee or Sarasota County?
Manatee County. It's north of University Parkway, which is the county line through Lakewood Ranch.

How much do I need down for a jumbo loan in The Lake Club?
Typically 10% to 20%, plus reserves of several months of payments. The exact amount depends on the loan size, your credit and the lender.

Can I get a jumbo loan if I'm self employed?
Yes. Bank statement jumbo loans qualify you on 12 or 24 months of deposits instead of tax returns. Rates are usually higher than a full documentation jumbo, and many buyers refinance later.
