How a DSCR loan works
The lender divides the property's monthly rent by its full monthly payment: principal, interest, taxes, insurance and HOA dues. For example:
Monthly rent: $2,750
Full monthly payment (PITIA): $2,500
DSCR: 1.10
A ratio of 1.0 or higher means the rent covers the payment. Many lenders want at least 1.0, but some programs go below it with a larger down payment or a higher rate.
Typical DSCR requirements
Down payment: 20% to 25% on a purchase
Credit score: Often 620 to 660 minimum; better pricing higher
DSCR: 1.0 common; 0.75 or lower possible on some programs
Reserves: Often about 6 months of the property's payment
Income documents: None from you personally
Ownership: Personal name or LLC (with a personal guarantee)
Prepayment penalty: Common, usually stepping down over several years
Property types: 1 to 4 units, condos, many short term rentals, some non-warrantable condos
Terms vary by lender and change often. That spread is exactly why shopping several DSCR lenders pays off.
What's different about DSCR in Sarasota
Insurance can make or break the ratio
Florida homeowners and flood insurance often cost far more here than investors from other states expect. Because insurance is in the payment, a high premium can drop a 1.15 ratio below 1.0. Get a real insurance quote before you write an offer.
Short term rental rules depend on where the property is
• City of Sarasota: vacation rentals must be registered with the city. A 2025 ordinance (25-5560) sets a $500 registration fee, inspections and safety postings.
• Unincorporated Sarasota County: rules on stays under 30 days have historically been stricter than in the city. Check with Sarasota County for the current rules at your address.
• Manatee County (including much of Lakewood Ranch): no countywide vacation rental ordinance, but individual cities like Anna Maria and Holmes Beach have their own rules.
• HOAs: many Lakewood Ranch villages and Sarasota condo associations set their own minimum lease terms, often stricter than the city or county.
If short term rental isn't allowed, the lender will count long term market rent instead, which changes your DSCR. Confirm the rules for your exact address and HOA before you buy.
Condos and the 2026 rules
Older Sarasota condo buildings may still be completing state required inspections and reserve funding, which can make them non-warrantable. Some DSCR programs still lend on them; many conventional loans won't.

A real DSCR example
We had just closed a jumbo loan for a client, and their realtor enjoyed working with us so much, especially our communication throughout the process, that she asked us to finance her own investment property. After the closing, we talked in the parking lot about how DSCR loans work. A few weeks later she reached out with more questions, and soon after she sent us a contract on an investment property.
We secured her a very competitive rate with minimal documentation and a smooth process, and she closed in a brand new LLC she formed along the way. She's already planning her next investment purchase with a DSCR loan through us.
